Covington & Slidell Independent Insurance Agents
Picture a Slidell gift shop owner after a summer squall: a cracked storefront window, three days closed, and a customer who slipped on rainwater near the entrance. A Louisiana business owners policy may cover much of that mess in one package. It may also leave out the hurricane damage that comes a few weeks later. Knowing the difference before a storm hits is what separates a quick recovery from a long, expensive fight.
What is a Louisiana Business Owners Policy (BOP)?
A business owners policy (BOP) bundles general liability and commercial property insurance into one package built for small to medium sized Louisiana businesses. Most BOPs also include business income coverage. The bundle is typically priced lower than buying each coverage separately, and you manage it under a single policy with one renewal date.
Here is what those three core pieces do in practice:
- General liability responds when someone outside your business claims you hurt them or damaged their property. Examples include a customer tripping over a box in your aisle or a contractor scratching a client's hardwood floor.
- Commercial property covers your building if you own it, plus your equipment, inventory, furniture, and improvements you made to a leased space.
- Business income replaces lost revenue and helps pay ongoing expenses like rent and payroll if a covered property loss forces you to close for a while.
That third piece gets overlooked more than any other. Owners focus on replacing the building and forget that the bills keep coming while the doors are shut. A Covington dental office with a burst pipe might need six weeks of repairs. Business income coverage is often what keeps staff paid during that stretch.
Many carriers offer optional add-ons inside a BOP, such as equipment breakdown, data breach response, or hired and non-owned auto liability. Availability varies by carrier, which is one reason comparing several companies matters.

Which Businesses Qualify for a BOP in Louisiana?
Not every business can buy a BOP. Carriers designed these policies for lower-risk operations with predictable exposures, so they screen applicants on size, industry, and how the business operates. If your company falls outside a carrier's appetite, you will typically need separate general liability and property policies instead.
As a general rule, businesses that qualify have fewer than 100 employees and annual revenues between $1 million and $6 million. Those thresholds can shift from one carrier to the next, and some insurers write BOPs for much smaller operations, including sole proprietors. Square footage, building age, and claims history also play a role.
Small businesses seem to like the product more than ever. Micro-businesses with fewer than five employees reported the highest satisfaction gains in 2026, largely thanks to better digital BOP platforms. Faster online quoting has made it easier for a two-person shop to get covered without weeks of back and forth.
Eligibility for Offices, Retailers, and Small Contractors
Offices are the easiest fit. Accounting firms, real estate offices, insurance agencies, and medical or dental practices usually have low foot traffic and few hazards, so carriers tend to welcome them.
Retailers generally qualify too, including boutiques, hardware stores, florists, and specialty food shops. Carriers may look harder at stores selling high-value goods like jewelry or firearms, and restaurants with deep fryers often need a specialized program.
Small contractors face the most scrutiny. Electricians, plumbers, painters, and handyman services can often get a BOP, but roofers and contractors who work at heights frequently get declined. Louisiana also tightened the rules recently: as of August 1, 2026, residential construction and mold remediation contractors must make sure their policy types match their licensed operations. A policy that describes your work loosely may no longer pass muster with the licensing board.
Standard Coverage vs. The Gaps: What a BOP Leaves Out
The most common mistake we see is assuming a BOP covers "everything a business needs." It does not. A BOP is a strong foundation, but it was never meant to handle every risk, and the exclusions are spelled out in the contract you sign.
| Typically Included | Typically Excluded |
|---|---|
| General liability (bodily injury, property damage to others) | Professional liability (errors, bad advice, missed deadlines) |
| Commercial property (building, equipment, inventory) | Workers' compensation (employee injuries) |
| Business interruption (lost income, rent, payroll) | Commercial auto (vehicles owned by the business) |
| Product and completed operations liability | Flood damage |
| Personal and advertising injury (libel, slander) | Windstorm in many coastal areas |
| Medical payments for minor injuries to visitors | Cyber liability beyond limited add-ons |
A few of these exclusions trip people up constantly. An accountant who misses a filing deadline will not find help in a BOP, because that is a professional liability claim. A painter whose employee falls off a ladder needs workers' compensation, which Louisiana generally requires once you have employees. A florist whose delivery van rear-ends someone needs a commercial auto policy.
None of this means a BOP is a weak product. It means it should sit at the center of a coverage plan, with the right companion policies around it. Reading your exclusions before a claim beats reading them after one.

Addressing the Louisiana Wind and Flood Gaps
This is the section that matters most for St. Tammany Parish. Standard BOP policies in coastal areas like Covington and Slidell typically exclude or limit windstorm and flood coverage. That means a hurricane could damage your building and your BOP may pay little or nothing toward the wind or water damage. You usually need separate policies or endorsements to close these gaps.
Flood is the simpler story. BOPs almost never cover rising water, so businesses buy flood insurance separately, either through the National Flood Insurance Program or a private flood carrier. Remember that NFIP policies generally carry a waiting period before they take effect, so buying one when a storm enters the Gulf is too late.
Wind gets more complicated. Some carriers exclude it entirely on coastal properties, requiring a standalone wind policy. Others include it but attach a separate deductible. Most Louisiana policies use a percentage-based wind/hail deductible, typically 2% to 5% of the total insured property value. On a building insured for $800,000, a 5% deductible means you cover the first $40,000 yourself. Owners who see "5%" and think it's minor are often shocked at claim time.
The market is showing some relief. About 5,100 commercial policies moved from Louisiana Citizens to PICA in September 2026, a shift expected to cut premiums by 15% to 40% for those policyholders. Under Act 1, insurers must also offer premium reductions for commercial properties built or retrofitted to Fortified standards. If you're replacing a roof anyway, ask about Fortified certification first.
Common Questions About Louisiana Small Business Insurance
Does a BOP cover hurricane damage? It depends on your policy. Many BOPs in coastal Louisiana exclude wind or carry a high wind deductible, and almost none cover flood, so you may need separate policies.
Can I get a BOP if I work from home? Sometimes. Some carriers write BOPs for home-based businesses, while others suggest a home business endorsement on your homeowners policy if your operation is very small.
Is workers' comp part of a BOP? No. Workers' compensation is always a separate policy, and Louisiana generally requires it once you hire employees.
What happens if my insurer decides not to renew me? If you're with a surplus lines carrier, they must give you at least 30 days' written notice before canceling or non-renewing a commercial policy as of March 2026. Use that time to have an agent shop replacement coverage right away.
Do I need a BOP if I lease my space? Probably. Your lease likely requires liability coverage, and a BOP can protect your equipment, inventory, and the improvements you paid for inside the space.
How long does it take to get a quote? For simple operations like offices or small retail shops, quotes can often come back within a day or two. Contractors and higher-risk businesses may take longer because carriers ask more questions.
Making the Right Choice for Your Local Business
A BOP gives most Louisiana offices, retailers, and small contractors a solid, efficient starting point: liability, property, and business income in one policy. The real work is identifying what sits outside it. For businesses on the Northshore, that almost always means checking the wind deductible, adding flood coverage, and confirming that professional liability, workers' comp, and commercial auto are handled where they apply.

My job is to keep us answering to the families and business owners who walk through our doors, and to keep serving this parish for another hundred years.
