Louisiana Pool Contractor Insurance

Most policies split protection into three core pieces:

  • Building: The structure itself, plus permanently attached fixtures. This may include signage, parking lot lighting, and fencing if they are listed or covered by endorsement.
  • Contents (Business Personal Property): Equipment, inventory, computers, and furniture. Contents matter most for businesses whose expensive equipment sits close to the ground. A car wash is a good example: its high-value machinery is often at ground level, which makes it more exposed to wind-driven damage and flooding.
  • Business Income: Replaces lost profits and pays continuing expenses like payroll and rent while you are shut down for repairs.

One common mistake is setting the business income limit too low. Rebuilding after a major Louisiana hurricane can take far longer than owners expect, because contractors and materials are stretched thin across the region.

Buildings, Contents, and Business Income

Picture a summer ride across the Lake Pontchartrain Causeway or down Highway 190 through Covington. The bike is tuned, the weather is perfect, and then a distracted driver drifts into your lane. In that moment, the policy you picked months ago decides whether you recover financially or spend years paying off a crash you didn't cause.

This guide covers Louisiana motorcycle insurance from the ground up: the legal minimums, the helmet rules, and the optional coverages that matter most to St. Tammany Parish riders.

Louisiana pool contractors typically need specialized General Liability and Professional Liability coverage built around regional hazards. Standard policies may not address shell float from high water tables, excavation damage to neighboring property, long-tail drowning claims, or chemical spills while driving service routes between parishes. Coverage should match how and where you actually build and service pools.

Picture a fiberglass shell set in a Slidell backyard in early spring. Three weeks of rain later, it is sitting eighteen inches higher than the coping, and the homeowner's lawyer is already calling. Pool work across the Northshore carries risks that inland builders rarely think about. The policy you bought five years ago may not be ready for them.

Louisiana Pool Contractor Insurance Coverage Basics

Start with the legal floor. Under Act 757 (SB 326), residential contractors, including pool builders, must carry at least $500,000 in general liability insurance effective August 1, 2026. That number is a minimum, not a recommendation. A single serious claim involving a neighbor's foundation or an injured child can exceed it quickly.

Licensing affects coverage too. Subcontractors performing residential pool work need a Residential Swimming Pools specialty license when the project value exceeds $7,500. Carriers often ask about licensing during underwriting, and an unlicensed sub on your job may create a coverage dispute after a loss.

A sound insurance program for a Louisiana pool contractor usually includes:

  • General Liability for third-party bodily injury and property damage
  • Completed Operations for claims arising after the job is finished
  • Professional Liability if you design pools or specify engineering details
  • Commercial Auto for trucks hauling equipment and chemicals
  • Pollution Liability for spills and discharge incidents
  • Workers' Compensation for your crew

Managing Shell Pop-Up and Float Risk in High Water Tables

Much of St. Tammany Parish sits on soils that hold water close to the surface. When groundwater rises after heavy rain or a tropical system, it pushes upward against anything buried in it. That upward force is called hydrostatic pressure, and an empty or partially drained pool shell is essentially a boat. If the water pressure beneath it exceeds the weight of the shell plus its contents, the pool lifts.

Fiberglass and vinyl-liner pools are especially vulnerable because they weigh less than gunite. Concrete pools can crack or shift too, particularly when a service tech drains one for an acid wash without checking groundwater levels. Hydrostatic relief valves help, but they clog, and they are not foolproof.

Here's what that means for your insurance. A pop-up claim may involve the shell itself, damaged plumbing, cracked decking, and fence or landscaping repair. Many General Liability policies typically exclude damage to "your work," so the shell replacement may fall outside coverage while the resulting damage to the homeowner's patio may be covered. Ask your agent specifically how your policy treats faulty workmanship and subsidence. Some carriers include earth movement exclusions that could apply to float events.

With no lender to satisfy, the decision is yours, and so is the entire loss. A total rebuild in this parish runs well into six figures.

Homeowners who own outright

Your lender requires coverage at least equal to the loan, and will buy a policy on your behalf at your expense if yours lapses.

Excavation Damage to Neighbors and Underground Utilities

A pool dig moves a lot of dirt with heavy equipment, often within a few feet of a property line. Common neighbor claims include cracked slabs from vibration, collapsed fences, undermined driveways, and drainage changes that flood the house next door. In soft Louisiana soil, a shored excavation can still slough into an adjoining yard after a storm.

Utility strikes are the other big exposure, and the rules tightened recently. Under the updated Louisiana 811 law, contractors may not excavate until a "Positive Response" is received from every utility operator. At least one person on every excavation site must hold proof of annual 811 training from the regional notification center.

Larger builds carry extra paperwork. Projects lasting over 20 days count as "Large Projects," requiring a 30-day advance notice to utility members and a written coordination agreement kept on site.

One common mistake: digging before every operator responds because the crew is already mobilized. If you hit a gas line under those conditions, expect the carrier to look hard at whether you followed the law. Keep your ticket numbers, responses, and training records with every job file.

The roof

Age, material and shape drive the wind rate more than any other factor. A fortified roof designation opens markets that would otherwise decline the house.

Completed Operations and Drowning Claims Liability

Pool work has what underwriters call a long tail. A structural defect may not show up for years, and a drowning lawsuit can name the builder long after final payment. A child slips through a gate you installed in 2021, and the complaint alleges the latch spring was defective or the fence height did not meet code. You will be pulled in even if you did nothing wrong.

Completed Operations coverage responds to bodily injury and property damage that happen after your work is finished. It usually sits inside your General Liability policy, though some policies cap it with a separate aggregate limit. Check that limit. It may be lower than you assume.

The catch is what happens when you retire or close the company. Louisiana pool contractors should plan to keep Completed Operations coverage in place even after the business closes, because structural defect claims can surface years later. Owners who let everything lapse on their last day sometimes discover they are personally exposed on pools they built a decade earlier.

Drowning claims also raise questions about anti-entrapment drain covers, barrier compliance, and alarm installation. Document every safety feature with photos at completion.

Service Route Risks: Chemical Spills and Transit Hazards

A service truck running from Covington to Mandeville to Madisonville might carry liquid chlorine, muriatic acid, and granular shock in the same bed. Those chemicals react violently if mixed. A rear-end collision on Highway 190 can turn a cargo load into a toxic cloud, a roadway closure, and a hazmat cleanup bill.

Personal auto policies generally will not respond to a business vehicle hauling chemicals, and many commercial auto policies may limit pollution coverage from cargo spills. That gap matters. Cleanup crews, road closures, and medical claims from bystanders breathing fumes can add up fast.

Environmental claims also come from routine service work. Discharging heavily chlorinated backwash into storm drains or near wetlands is strictly regulated, and violations can bring environmental fines exceeding $25,000 per violation. In parishes laced with bayous and drainage canals, that risk is real on almost every route.

A few practical steps:

  • Store acids and oxidizers in separate, secured containers
  • Carry spill kits and train techs on their use
  • Never drain backwash toward storm inlets or wetlands
  • Ask whether your policy typically includes contractors pollution liability or requires a separate policy

Comparison of Coverage Limits for Pool Professionals

The difference between a basic policy and an extended program often shows up only after a claim. The chart below compares how coverage may typically differ. Actual terms vary by carrier.

Coverage Area Basic GL Policy Extended Pool Contractor Program
Third-party injury Included Included, often higher limits
Completed operations May have low sub-limit Typically full aggregate
Pollution from spills Usually excluded May include contractors pollution
Chemical transit Not covered Possible via auto pollution endorsement
Earth movement/float Often excluded Some carriers may offer limited coverage
Design errors Not covered Covered with Professional Liability
Umbrella access Optional Commonly paired

General Liability vs. Professional Liability

General Liability covers physical harm: a neighbor's cracked slab, a client's guest who trips over your hose. Professional Liability covers financial loss from your advice or design, such as specifying the wrong hydrostatic valve placement or sizing equipment incorrectly. If you only install from someone else's plans, GL may be enough. If you draw layouts, recommend engineering solutions, or consult on drainage, Professional Liability fills a gap GL typically leaves open.

Frequently Asked Questions About Louisiana Pool Insurance

How much liability insurance does a Louisiana pool builder need? State law requires at least $500,000 in general liability for residential contractors as of August 1, 2026. Many contractors carry more, especially with an umbrella policy, because serious injury claims can exceed that amount.

Does my insurance cover a pool that pops out of the ground? It depends on your policy wording. Damage to your own work and earth movement are often excluded, but resulting damage to the client's property may be covered.

Do I still need coverage after I stop building pools? Yes. Claims tied to completed work can surface years later, so keeping Completed Operations coverage active after closing protects you personally.

Will my commercial auto policy cover a chlorine spill? Not always. Many auto policies may limit pollution from cargo, so ask about a pollution endorsement or separate policy.

Does a pool service company need different insurance than a builder? Service companies face more chemical and route exposure, while builders face more excavation and structural risk. Both typically need GL, auto, and workers' comp, but the emphasis differs.

What happens if I dig before 811 responds? You break state law and may give your carrier grounds to dispute a utility strike claim. Wait for a Positive Response from every operator.

Protecting Your Covington or Slidell Business

Pool contracting on the Northshore means working around groundwater, soft soil, bayous, and long-tail claims that can follow you for years. The right protection accounts for shell float, neighbor damage, drowning lawsuits, and the chemicals riding in your truck every morning. A generic contractor policy rarely handles all of that well.

Aubert Insurance Agency has insured families and businesses in Covington and Slidell since 1910. As an independent agency, we compare options from multiple carriers and walk you through exclusions before you sign, so you know what your policy may and may not cover when the water table rises or a route truck tips.

Review your current policy against the risks above. If you find gaps, or you simply are not sure, we can help sort it out. Start a Quote today and get coverage built for how pool work really happens in St. Tammany Parish.

My job is to keep us answering to the families and business owners who walk through our doors, and to keep serving this parish for another hundred years.
