Louisiana Commercial Flood Insurance

Covington & Slidell Independent Insurance Agents

A Slidell restaurant can take on two feet of water from a stalled storm and still face a long gap between what its flood policy pays and what it actually loses. For Louisiana business owners, flood coverage works best when you understand its limits before the water shows up, not after. Here's how the federal program, private policies, and lender rules fit together for commercial property in St. Tammany Parish.

Understanding Louisiana Commercial Flood Insurance

Commercial flood insurance in Louisiana protects your business building and the property inside it from damage caused by rising water, such as storm surge, river overflow, or heavy rain. Most businesses buy it through the National Flood Insurance Program (NFIP) or the private market. Aubert Insurance Agency has helped owners in Covington and Slidell with this coverage since 1910.

Standard commercial property policies typically exclude flood entirely. That surprises a lot of first-time business owners, who assume their "all-risk" package covers anything that damages the building. A separate flood policy fills that gap.

For property owners here, the question usually isn't whether to carry flood coverage. It's how much, from which source, and whether one policy is enough. A warehouse near Bayou Bonfouca and a professional office in north Covington may face very different risks, and their coverage should reflect that.

NFIP Limits for Commercial Buildings and Contents

Standard Coverage Caps for Business Owners

The NFIP caps commercial coverage at $500,000 for the building and $500,000 for contents. Those are two separate limits, so a business that owns its building could carry up to $1 million in total federal flood protection. A tenant who leases space would typically buy contents coverage only, since the landlord insures the structure.

Building coverage generally applies to the structure itself plus permanently installed items like electrical systems, HVAC equipment, walk-in coolers, and built-in shelving. Contents coverage typically applies to inventory, furniture, computers, and business equipment that isn't attached to the building.

Here's where we see owners get caught. A $1.2 million retail building with $700,000 of inventory can't be fully insured through the NFIP alone. If a flood destroys both, the owner absorbs the difference, often hundreds of thousands of dollars.

Pricing has also shifted. Under FEMA's Risk Rating 2.0 methodology, annual premium increases for commercial properties are capped at 25% per year until they reach their full-risk rate. Some St. Tammany businesses are still climbing toward that number, which makes reviewing alternatives each renewal worthwhile.

Comparison of NFIP vs. Private Flood Insurance

Both options can satisfy most needs, but they're built differently. This table shows the general differences. Private policy features vary by carrier, so specifics may differ from what's listed here.

Feature NFIP Commercial Private Flood
Building limit Up to $500,000 May offer higher limits
Contents limit Up to $500,000 May offer higher limits
Business income Not covered Sometimes available
Waiting period Typically 30 days Often shorter, varies
Rate changes Capped at 25% per year Set by carrier
Basement coverage Very limited Varies by policy
Lender acceptance Accepted Usually accepted if compliant

The NFIP's biggest advantage is stability. It doesn't pull out of markets after a bad hurricane season, and its forms are standardized. Private carriers may offer broader coverage and higher limits, but underwriting can tighten after major storms. An independent agent can compare both in one sitting, which saves you from guessing.

The Role of Excess and Private Flood Insurance

The Louisiana Department of Insurance confirms that private and excess flood coverage are available in the state as alternatives or supplements to federal policies. These two options solve different problems, and mixing them up is a common mistake.

Excess flood insurance sits on top of an NFIP policy. Once the federal $500,000 building limit is exhausted, the excess policy picks up the rest, up to its own limit. Take that $1.2 million retail building: an NFIP policy covers the first $500,000, and an excess policy could cover the remaining $700,000.

Private flood insurance replaces the NFIP policy altogether. It may provide higher limits from the first dollar and sometimes adds coverages the federal program won't touch.

The market is moving, though not always in owners' favor. Industry observers say that while new carriers entered Louisiana in 2026, rate relief remains inconsistent, and the legal environment continues to push commercial premiums higher. That's one more reason to shop multiple carriers at renewal rather than auto-renewing.

Why Business Income Is Not Covered by NFIP

This is the gap that hurts the most. The NFIP pays for physical damage to your building and contents. It does not pay for lost profits, payroll, rent, loan payments, or other operating expenses while your business is closed because of a flood.

Picture a Covington dental practice that floods. The NFIP may pay to replace drywall, flooring, and damaged equipment. But during the eight weeks it takes to rebuild, the practice still owes staff salaries, a mortgage, and equipment leases, with no patients coming in. None of that is covered by the federal policy.

Many owners assume their business income coverage on the commercial property policy will step in. It usually won't, because that coverage is typically tied to covered causes of loss, and flood is excluded.

Some private flood policies may offer business income or extra expense coverage as an option. If your business can't absorb a month or two without revenue, ask specifically about this when comparing quotes. Read the definitions too, since waiting periods and limits on these coverages vary.

Lender Requirements for Louisiana Businesses

If your commercial property sits in a Special Flood Hazard Area (SFHA) and your loan comes from a federally regulated or insured lender, flood insurance is mandatory. These are zones FEMA maps as having a 1% or greater annual chance of flooding, typically labeled A or V zones. Much of St. Tammany Parish falls into these areas.

Lenders generally require coverage equal to the lesser of the outstanding loan balance, the building's insurable value, or the NFIP maximum of $500,000. Contents may also be required if they serve as loan collateral, such as inventory pledged under a business line of credit.

A few things owners should know:

  • Private policies can qualify. Lenders generally must accept private flood policies that meet federal standards.
  • Lapses trigger force-placed coverage. If your policy lapses, the lender can buy coverage for you, usually at a much higher cost.
  • Minimum isn't always enough. Lender requirements protect the bank's loan balance, not your equity or contents.
  • Outside an SFHA doesn't mean safe. Lenders may not require coverage in moderate-risk zones, but floods regularly hit those areas.

Common Questions About Louisiana Flood Coverage

Does my regular business insurance cover flooding? Usually not. Most commercial property policies exclude flood, so you typically need a separate flood policy.

How long before my flood policy kicks in? NFIP policies generally have a 30-day waiting period. Private policies may have shorter waiting periods, depending on the carrier.

I rent my space. Do I need flood insurance? You may want contents coverage for your equipment, inventory, and improvements. Your landlord's policy typically covers only the building.

Can I get more than $500,000 in building coverage? Not through the NFIP alone. Excess flood or a private policy may provide higher limits.

Will flood insurance pay my bills if I have to close? The NFIP won't. Some private flood policies may offer business income coverage as an option.

Is flood insurance required if my building is paid off? No lender requirement applies, but you still carry the full financial risk if a flood hits.

Before You Buy a Policy

Commercial flood coverage in Louisiana comes down to three questions: what's your flood zone, what would it cost to rebuild and restock, and how long could you survive closed? The NFIP's $500,000 building and contents caps work well for smaller properties. Larger buildings, high-value inventory, or thin cash reserves often call for excess or private coverage.

Start by pulling your flood zone designation and comparing your building's replacement cost against the federal limits. If there's a gap, that's your signal to look at excess options. Don't forget business income: it's the coverage owners wish they'd bought after the water recedes.
