Local Louisiana Foremost Insurance Agents

Covington & Slidell Independent Insurance Agents

Local Louisiana Foremost insurance agents in Covington and Slidell help homeowners, landlords, and hobbyists place coverage for non-standard risks: manufactured homes, rental dwellings, vacant houses, seasonal camps, and specialty vehicles. An independent agency compares Foremost alongside other carriers so St. Tammany Parish residents can find a policy that fits property most standard insurers turn away.

Here's a situation we see often. Someone inherits a 1990s single-wide on a few acres outside Folsom. Or they buy a fishing camp near the Pearl River. Or they move out of their Slidell house before it sells. Then they call their regular homeowners carrier and hear one of three answers: "We don't write that," "We'll cancel once it's empty," or a quote so high it seems like a polite no.

None of these situations is unusual. They just don't fit the narrow box most standard home policies are built for. Foremost has built much of its business around those gaps, and knowing how its coverage typically works can save you a lot of frustrating phone calls.

Understanding Foremost Insurance Coverage in Louisiana

Foremost Insurance Group is a primary provider for what the industry calls "non-standard" risks in Louisiana. That category covers manufactured homes, rental dwellings, and specialty vehicles. "Non-standard" doesn't mean low quality. It means the property or its use doesn't match the profile a typical homeowners underwriter is looking for.

Aubert Insurance Agency has insured families and businesses on the Northshore since 1910. As an independent agency, we don't work for one company. We can put a Foremost quote next to options from other carriers and explain the real differences in how each policy pays a claim.

That matters more than people expect. Two policies with similar premiums can treat a roof claim, a vacancy period, or a total loss very differently. Part of our job is to read the exclusions with you before you sign. Insurance is a legally binding contract, and the time to understand it is before a storm, not after one.

The market is also shifting. As of August 2026, the average homeowners rate change in Louisiana fell to about 0.1%, down from 14% increases in 2023. That makes this a good year to reshop specialty coverage you may have accepted out of necessity.

The choice between these two forms is one of the biggest decisions on a manufactured home policy. Comprehensive coverage typically protects against all direct physical loss unless the policy specifically excludes it. Named peril coverage pays only for the events listed.

Manufactured homes have their own claim patterns, and a standard homeowners form often handles them poorly. Wind lifting a home off its piers, damage to skirting and tie-downs, and older units with depreciated values all call for specific policy language.

One feature to ask about is how a total loss gets paid. Foremost's 2026 manufactured home policies may include an Agreed Loss Settlement feature that pays the full insured amount in a total loss without subtracting depreciation. For an older home, that difference can run into tens of thousands of dollars. On an actual cash value policy, a 25-year-old unit may be valued far below the cost of replacing it.

Other items worth reviewing with your agent:

  • Tie-down and anchoring requirements: Some policies tie wind coverage to proper anchoring.
  • Detached structures: Carports, sheds, and decks are sometimes limited or excluded.
  • Personal property: Check whether contents are covered at replacement cost or actual cash value.
  • Park vs. private land: Location can change pricing and liability needs.

Comprehensive vs. Named Peril Options

The choice between these two forms is one of the biggest decisions on a manufactured home policy. Comprehensive coverage typically protects against all direct physical loss unless the policy specifically excludes it. Named peril coverage pays only for the events listed.

Feature Comprehensive Named Peril
What's covered All direct physical loss unless excluded Only events listed in the policy
Burden of proof Insurer must show an exclusion applies You must show a listed peril caused the loss
Unusual losses More likely covered Often denied if not listed
Premium Typically higher Typically lower
Who it suits Owner-occupants, newer or well-kept homes Older homes, budget-focused owners

A common mistake is choosing named peril to lower the premium without asking what's missing. An accidental impact or certain water losses may not appear on the list, and that only becomes clear when a claim gets denied.

With no lender to satisfy, the decision is yours, and so is the entire loss. A total rebuild in this parish runs well into six figures.

Homeowners who own outright

Your lender requires coverage at least equal to the loan, and will buy a policy on your behalf at your expense if yours lapses.

Homeowners with a mortgage

Accounting firms hold Social Security numbers, bank details, and tax records, which makes them prime targets. One industry observer put it bluntly: for most CPA firms, cyber insurance is no longer optional, and failing to meet MFA and EDR requirements can result in denied claims or total exclusion from the market. Translation: carriers now want multi-factor authentication and endpoint detection software in place before they will write you, and they may check after a claim. A cyber policy may cover breach notification, forensic investigation, ransomware response, and lawsuits from affected clients.

Cyber Liability

Coverage for Rental Dwellings and Vacant Properties

Landlords on the Northshore are often surprised to learn their old homeowners policy stopped fitting once a tenant moved in. A standard HO-3 is written for owner-occupied homes. Renting the house out changes the risk, and many carriers will deny claims or non-renew once they find out.

Foremost typically writes specialized landlord policies for one-to-four-family dwellings. These may include 10% Loss of Rents coverage, which helps replace rental income while a damaged unit is repaired, and $100,000 in Landlord Liability. Like the manufactured home program, landlords can usually choose named peril coverage for specific events or comprehensive coverage for all direct physical loss unless excluded.

Vacant property needs its own approach. Many standard policies limit or exclude vandalism and malicious mischief once a home has been empty for 60 days. Foremost may offer an optional vandalism and malicious mischief endorsement for unoccupied properties to address that gap. It also typically offers annual vacant home policies with pro-rated refunds if the property sells or becomes occupied before the term ends.

That refund feature matters if you're selling a house in Mandeville or renovating a property between tenants. You aren't stuck paying for months you don't need.

Protecting Seasonal and Secondary Homes

Camps, weekend houses, and family places along the bayous sit empty for weeks at a time. That's exactly when small problems turn into large claims. A slow plumbing leak, a break-in, or storm damage nobody sees for a month can cause major losses.

The coverage question usually comes down to how the policy defines "occupied" versus "unoccupied" versus "vacant." Those words mean different things in insurance contracts. A seasonal home with furniture and periodic visits may count as unoccupied, while an empty house with nothing inside is often considered vacant. Your agent should match the policy form to how you actually use the property, not how you hope an adjuster will read it.

The roof

Age, material and shape drive the wind rate more than any other factor. A fortified roof designation opens markets that would otherwise decline the house.

How Local Support Differs from National Call Centers

Insuring Specialty Vehicles and Power Sports

South Louisiana runs on more than cars and trucks. Bass boats, side-by-sides, ATVs, golf carts, travel trailers, and motorcycles all fill driveways across St. Tammany Parish, and each brings its own risks. Foremost has long written coverage for these specialty vehicles, often with options a standard auto policy doesn't include.

Here's a gap we see regularly: someone assumes their homeowners policy covers the four-wheeler they ride on their own land. Homeowners liability may cover some limited situations on the property itself, but it often excludes the vehicle once it leaves the property, and physical damage to the machine may not be covered at all. One trip down a gravel road to a neighbor's place can leave you without protection.

For RVs and travel trailers, ask about:

  • Total loss replacement versus actual cash value
  • Coverage for permanently attached equipment and personal belongings
  • Full-timer liability if you live in the RV
  • Seasonal lay-up options that may lower premiums during months you don't use it

Boats bring their own questions, including towing, fuel spill liability, and named storm coverage during hurricane season.

Who Typically Fits a Foremost Insurance Policy?

A Foremost policy is worth considering when your property or assets fall outside what standard carriers are willing to insure in the Louisiana market. Over the past several years, many mainstream insurers narrowed their underwriting here. Some stopped writing older homes. Others declined anything with a past claim, a non-standard roof, or a rental use.

People who typically benefit from a quote include:

  • Manufactured home owners: Especially owners of older units that standard companies won't write
  • Landlords: One rental or up to a small portfolio of one-to-four-family dwellings
  • Sellers and heirs: Anyone holding an empty house during a sale, estate settlement, or renovation
  • Camp and second-home owners: Properties used part of the year
  • Specialty vehicle owners: Power sports, RVs, boats, and collector-type vehicles

Foremost isn't automatically the right answer, though. Market details show this year has brought new competition, and rate reductions are appearing again. One insurance advocate put it simply: "Policyholders should shop around to take advantage of these rate decreases." That's where an independent agency helps. We can show you whether Foremost or another carrier offers the stronger contract for your situation.

Roof upgrades deserve a mention too. Under Regulation 136, Louisiana property insurers must provide mandatory premium reductions for Fortified roofs starting January 1, 2027. If you're replacing a roof on a rental or second home, ask about Fortified construction before work begins.

Common Questions About Local Specialty Coverage

How do I insure a house that's currently empty? You'll typically need a vacant home policy or a vacancy endorsement, because standard homeowners coverage often restricts claims after the home sits empty for a period. Foremost may offer annual vacant policies with pro-rated refunds if the home sells early.

Can I get coverage for an older mobile home in Covington? Often, yes. Foremost may insure older manufactured homes that other carriers decline, though age, condition, and anchoring can affect eligibility and price.

What kind of insurance do I need for a seasonal camp? Most camps need a seasonal or secondary dwelling policy that accounts for periods when no one is there. Ask specifically how the policy treats unoccupied time and vandalism.

Does my homeowners policy cover my house if I start renting it out? Usually not in full. Most homeowners forms are written for owner-occupied homes, so you'll typically need a landlord or dwelling fire policy.

Is my ATV covered by my homeowners insurance? Coverage is often limited to narrow situations on your own property, if it exists at all. A dedicated power sports policy closes that gap.

Should I reshop my specialty policy this year? It's a good time to look. Louisiana rates have leveled off in 2026, and comparing carriers may turn up better terms.

When Private Flood Is Worth Comparing

Start a Quote With a Covington Professional

Specialty property rarely fits a one-size policy. A manufactured home needs the right loss settlement terms. A rental needs landlord liability and loss of rents protection. An empty house needs vacancy coverage that won't disappear after 60 days. The details in those contracts decide whether a claim gets paid.

Aubert Insurance Agency has served Covington, Slidell, and the rest of St. Tammany Parish since 1910. Kyle Beerbohm and our local team know how carriers like Foremost underwrite Northshore properties. President

We've been independent since 1910, and four generations of local ownership have kept us that way. We're one of the oldest agencies in St. Tammany Parish and the fourth oldest business in the City of Covington. I treat that history as a responsibility rather than a plaque on the wall. My job is to keep us answering to the families and business owners who walk through our doors, and to keep serving this parish for another hundred years.

Louisiana Insurance Questions, Answered

Questions clients ask us

Short, plain answers to what people ask before they call. Anything else, phone the office and ask.

  • What does an independent insurance agency do?

We represent you, not one insurance company. We gather your information once, then compare coverage and price across the carriers we hold contracts with. You get choices, and one agent handles the paperwork.

  • Which types of insurance does Aubert offer?

We write 13 personal lines, including home, auto, flood, boat, and life. We write 15 commercial lines, including business owners policies, general liability, workers compensation, and commercial property.

  • Do I need flood insurance in St. Tammany Parish?

Your homeowners policy excludes flood, and much of the Northshore has flooded outside mapped high-risk zones. Lenders require it inside those zones. We check your flood zone and quote NFIP and private options.

  • Which states are you licensed in?

We hold licenses in Louisiana, Mississippi, Florida, and Texas. License numbers appear in the footer of every page on this site.

  • How do you find me a competitive rate?

We take your details once and market them to the carriers and wholesale brokers that fit your risk. We compare the offers, explain the differences in coverage, and recommend the strongest fit.

  • How do I file a claim or request a certificate?

Call the office or use the Client Center on this site. We report the claim, follow the adjuster, and send certificates of insurance to whoever needs them.
