Louisiana Contractors Insurance

Covington & Slidell Independent Insurance Agents

Louisiana contractors typically need general liability and workers compensation to satisfy the Louisiana State Licensing Board for Contractors (LSLBC) and to protect their business assets. Builders risk and inland marine equipment coverage close the gaps on active jobsites. Home Builders Association members may also qualify for member-owned programs designed specifically for Louisiana residential builders.

Picture a framing sub in Mandeville who wins a solid contract, then finds out on Monday that the general contractor won't let his crew on site without a certificate naming them as additional insured. That happens every week in St. Tammany Parish. Insurance for Louisiana trade contractors is less about checking a box and more about staying eligible for work, keeping your license current, and making sure one bad day on a jobsite doesn't take your truck, your tools, or your savings with it.

Louisiana Contractors Insurance Overview

Most contractor insurance programs in Louisiana are built from four core pieces. Each one covers a different kind of loss, and a gap in any of them tends to surface at the worst possible moment, usually right after a claim.

  • General liability: Covers third-party bodily injury and property damage, such as a homeowner tripping over materials or your crew damaging a neighbor's fence.
  • Workers compensation: Pays medical bills and lost wages when an employee gets hurt on the job.
  • Builders risk: Protects the structure itself while it's under construction, including materials on site.
  • Equipment (inland marine): Covers tools and machinery that move between jobsites, your shop, and your truck.

Many contractors also carry commercial auto, umbrella liability, and sometimes pollution or professional liability, depending on the trade. A roofer in Slidell has a different risk profile than an electrician in Covington, so the right mix varies. The common mistake we see is buying a general liability policy online, assuming it covers everything, and finding out later that it excludes the very work the contractor does most.

General Liability and Workers Comp for Trade Contractors

General liability is the policy general contractors and property owners ask for first. The details that matter usually live in the endorsements: additional insured wording, waiver of subrogation, primary and noncontributory language, and completed operations coverage. If a GC's contract requires those and your policy doesn't include them, your certificate may not satisfy the contract even though you technically "have insurance."

Watch the exclusions closely. Some policies written for small contractors exclude work on new residential construction, height limits above a certain number of stories, or subcontracted work. A claim from water intrusion two years after you finish a job falls under completed operations, and that's where a lot of Louisiana builders get surprised.

Workers comp is required in Louisiana for most employers, and the cost depends heavily on your class codes and payroll. Misclassifying employees as 1099 subcontractors is one of the most expensive mistakes a trade contractor can make. When an audit finds uninsured subs, the carrier typically charges premium for their payroll, and that bill can arrive months after the policy period ends. Collect certificates from every sub before they start work, and keep them on file.

Builders Risk and Equipment Coverage for Louisiana Jobsites

Builders risk covers the building you're putting up, from the slab to the final punch list. In southeast Louisiana, that means wind and named storms, theft of materials (copper and appliances disappear fast from unsecured sites), fire, and vandalism. Flood is usually excluded or sublimited, which matters a lot in St. Tammany Parish, so ask specifically how your policy treats rising water versus wind-driven rain.

Who buys the policy depends on the contract. On custom homes, the builder or the owner may carry it; on spec homes, it's almost always the builder. Policies may be written as single-project coverage or as a reporting form that picks up each new start as you report it. Builders running several homes at once often find a reporting form easier to manage.

Equipment coverage, written on an inland marine form, is a separate animal. Your general liability policy doesn't cover your own tools, and your commercial auto policy usually won't cover a generator stolen from the bed of your truck. Schedule high-value items like skid steers, mini excavators, and laser levels individually, and consider a blanket limit for smaller tools. Rented equipment may need its own coverage too, since rental agreements often hold you responsible for the full replacement value.

Louisiana State Licensing Board Proof Requirements

The LSLBC wants evidence that you're financially responsible before it issues or renews a license. For both residential and commercial license applicants, that typically means submitting a certificate of insurance showing active general liability coverage and proof of workers compensation, or documentation of an exemption if you have no employees. Requirements can change, so confirm the current list directly with the board before you file.

The paperwork usually includes:

  • Certificate of general liability insurance issued by your agent, showing policy number, carrier, effective and expiration dates, and limits.
  • Workers compensation certificate or the board's approved exemption documentation for sole proprietors without employees.
  • Financial documentation required for the license classification, which may include a financial statement or bond depending on the license type.
  • Updated certificates at renewal so the board's file reflects current, unexpired coverage.

The most common problem we see isn't missing coverage. It's a lapse: a policy cancels for nonpayment, nobody updates the board, and the contractor learns about it when a permit gets held up. Set renewals to auto-pay or calendar them 30 days ahead, and ask your agent to send updated certificates whenever a policy renews or changes carriers.

Insurance Comparison for Louisiana Trades

Coverage What It Protects Usually Required By Common Gap
General Liability Third-party injury and property damage LSLBC, GCs, owners Residential or completed ops exclusions
Workers Comp Employee injuries Louisiana law, LSLBC, GCs Uninsured subs added at audit
Builders Risk Structure and materials under construction Lenders, owners Flood excluded or sublimited
Equipment Tools and machinery you own or rent Equipment lenders, rental contracts Theft from vehicles, rented gear

Insurance Programs Built for Home Builders

Residential builders who belong to their local Home Builders Association have access to programs that open-market contractors don't. The Louisiana Home Builders Association has rebranded its primary builders risk program as HBA EZBuild, which offers single-shot and reporting-form policies designed for new construction. HBA members using EZBuild save an average of 20% to 25% on builders risk premiums compared to the standard admitted market.

For liability, the LHBA General Liability Trust is governed "by builders for builders" and provides member-owned coverage at cost. The trust has distributed over $12.24 million in dividends to its members as of 2026. On the workers comp side, the HomeBuilders Self-Insurers Fund is the only workers' compensation provider endorsed by the LHBA and has returned more than $118 million in dividends since 1994.

Aubert Insurance Agency is an independent agency with offices in Covington and Slidell, and we've served this community since 1910. That history means we know how local builders work and which programs tend to fit which operations. Because we're independent, we can compare member programs against other carriers in one place, rather than pushing a single option. Builders adding FORTIFIED roofs may also want to mention the Louisiana Fortify Homes Program to buyers, since its roof upgrade grants can trigger mandatory insurance discounts for homeowners.

Common Questions About Louisiana Contractor Policies

Do I need workers comp if I'm a sole proprietor with no employees? Usually not, but the licensing board will typically want documentation of your exemption. The moment you hire even one employee, coverage generally becomes required.

Does general liability cover my own tools? No. General liability covers damage to other people's property, so your tools need inland marine equipment coverage.

Who should buy builders risk on a custom home? It depends on the contract. Read who is responsible for insuring the structure, and make sure someone actually does, because gaps happen when each side assumes the other bought it.

Can I join an HBA insurance program if I'm not a member? Generally, the LHBA programs are designed for association members. Joining your local HBA is typically the first step to qualifying.

Why did I get a bill after my workers comp policy ended? That's usually a premium audit. If your payroll grew or you used subcontractors without their own coverage, the carrier may charge additional premium.

Will one policy cover me on every jobsite in Louisiana? Your liability policy typically covers you statewide, but individual contracts may require specific endorsements or higher limits. Always check contract requirements before signing.

Making the Right Choice for Your Trade Business

The right setup for a Louisiana contractor starts with the basics the licensing board and your clients expect: general liability and workers comp with the correct endorsements. From there, builders risk protects the homes you're building, and equipment coverage protects the tools that keep you working. Residential builders should seriously consider HBA member programs, since dividends and member-owned structures may change the math over several years.

Read your exclusions before a claim, not after. Keep certificates current with the LSLBC and collect them from every subcontractor. Those two habits prevent most of the expensive surprises we see.

We're one of the oldest agencies in St. Tammany Parish and the fourth oldest business in the City of Covington. I treat that history as a responsibility rather than a plaque on the wall. My job is to keep us answering to the families and business owners who walk through our doors, and to keep serving this parish for another hundred years.

Louisiana Insurance Questions, Answered

Questions clients ask us

Short, plain answers to what people ask before they call. Anything else, phone the office and ask.

  • What does an independent insurance agency do?

We represent you, not one insurance company. We gather your information once, then compare coverage and price across the carriers we hold contracts with. You get choices, and one agent handles the paperwork.

  • Which types of insurance does Aubert offer?

We write 13 personal lines, including home, auto, flood, boat, and life. We write 15 commercial lines, including business owners policies, general liability, workers compensation, and commercial property.

  • Do I need flood insurance in St. Tammany Parish?

Your homeowners policy excludes flood, and much of the Northshore has flooded outside mapped high-risk zones. Lenders require it inside those zones. We check your flood zone and quote NFIP and private options.

  • Which states are you licensed in?

We hold licenses in Louisiana, Mississippi, Florida, and Texas. License numbers appear in the footer of every page on this site.

  • How do you find me a competitive rate?

We take your details once and market them to the carriers and wholesale brokers that fit your risk. We compare the offers, explain the differences in coverage, and recommend the strongest fit.

  • How do I file a claim or request a certificate?

Call the office or use the Client Center on this site. We report the claim, follow the adjuster, and send certificates of insurance to whoever needs them.
